Our Property Management Services

Basic Property Management

$200 + Tax / Per Month

Services Include:

 

  • Payment management: electricity, water, HOA fees, municipal taxes, and any applicable vendor invoices.
  • Twice-monthly property inspections.
  • Owner notifications regarding repairs, maintenance, and housekeeping updates.
  • Preparation of an initial inventory checklist.
  • Monthly account statement.

The owner manages own rental income and guest reservations.

Vacation Rental Management

25% Commission + Tax

Services Include Basic+:

 

  • Reservation calendar system (Streamline).
  • Guest check-in and check-out coordination.

  • Customer service: 8 am – 8 pm.

  • Airbnb, Vrbo, and other booking site management.

  • Marketing on Facebook, TikTok, Instagram, Airbnb, Vrbo.

  • Documentation of rental income (check-in reports).

  • Post-stay property inspection and inventory.

Guest Services

both Basic and Fully Managed

Our Guests are our priority

 

  • Guest Check-in Fee: $25 (includes initial check-in and guest assistance).
  • Customer service: 8 am – 5 pm.
  • Emergency support: after-hours calls/texts.

Accounting

Monthly Accounting Service: From $65 (tax included, depending on activity volume).

• Tax Office Registration: $180

• Bookkeeping.

• Electronic invoice issuing and receiving.

• Preparation of monthly tax returns (based on client-provided data).

• Referrals to trusted lawyers and insurance brokers when legal or insurance advice is required.

Maintenance

Our experienced full-time maintenance staff provides:

• Plumbing

• Electrical repairs

• Remodeling

• Painting

• Carpet cleaning

• General repairs

Housekeeping

We provide professional housekeeping with our own staff.

• Full Cleaning – $58 Floors, windows, kitchen, bathrooms, terraces, plus amenities: (4 toilet paper rolls, shampoo, body soap, 1 paper towel, garbage bags).

• Touch-Up Cleaning – $15 Quick refresh for humidity or climate-related issues before guest check-in.

• Revision Cleaning – $30 Deep clean without amenities/laundry, recommended if unit is empty 20+ days.

• Cleaning supplies included.

• Laundry service billed separately if unit has no washer/dryer.

• Taxes included in cleaning fees.

Tours & Transport

We provide private transportation and tour services across Costa Rica.

•Airport Transfers: $140 each way (tax included, up to 4 people).

$15 per additional passenger (max. 8).

We also provide advice and coordination for car rentals and local activities to ensure the best experience for our guests.
